Description
Sagebrush Lodge is a gorgeous pet friendly mountain home featuring a wood-burning fireplace, outdoor decks with great views of the forest, and a cozy interior with plenty of room for family time. The main house comfortably sleeps 6 in its 3 spacious bedrooms, while the detached guest house above the garage offers a cozy open floor plan with room for 6 more. The guest house is perfect for families with little ones, or to give the kids a space of their own! We also have a Pack and Play at the house if needed for the little ones in tow. At Mountain Serenity Rentals, we believe you deserve all the things you need for a great stay, and don’t want to nickle and dime you for them. Our homes are stocked with firewood for fireplaces and fire pits, propane for gas grills, detergent for laundry machines, and all the basics for kitchens and bathrooms, from coffee pots to hair dryers! We've thought of it all! If you are ever missing something during your stay, don’t hesitate to reach out! BEDROOMS/SLEEPING ARRANGEMENTS/BATHROOMS: The home is situated across two floors and a guest house above the garage. On the upper floor of the main house is the main suite with King bed and attached bathroom as well as a private balcony, smart TV, and desk for any work that follows you to the mountains. On this floor, there is also a small loft space with an additional laptop-friendly workspace. On the main floor, there are two bedrooms, one with a queen bed, and one with a full as well as a full bathroom with tub shower. Over the garage is the guesthouse with its own living room, laundry machines, kitchenette, and full bathroom. This space sleeps up to six with 3 queen beds in an open floor plan style space. Great for a separate family, or for a big group of kiddos to bunk up together. All of the bathrooms include heat lamps, great for the cold mountain days. Bedrooms and bathrooms are fully stocked with pillows, linens/blankets, towels, toilet paper, shampoo and body wash, hair dryers, and hand soap. LIVING AREAS: There are plenty of places to cozy up in this spacious house. Whether you are curling up in front of the wood-burning fireplace in the main living room, unwinding in the upper loft, playing foosball, or having a movie night in the guest house living room, you are sure to have a blast. The unique layout of this home allows for the group to spread out or come together as much as you like, and is especially great for a group of older kids or a family to have a space of their own. KITCHEN/DINING Creating great memories is at the heart of everything we do, and what better way than cooking and enjoying meals together? Our home is thoughtfully equipped with everything you need to make mealtime a special occasion during your stay. Our kitchen features a full set of stainless steel appliances, stovetop, oven, microwave, refrigerator/freezer, dishwasher, coffee makers (regular and Keurig), blender, and crockpot. All plates, glassware, baking/cookware, pots, pans, and utensils are provided. In addition, we have a cabinet with olive oil, flour, sugar, and spices to get you started. For dining inside, there is a dining room table with seating for 8, a counter with bar stools that seats 3, and a separate round table in the main living area that seats 4. Additionally, in the guest house, there is another round table that seats 4. This provides so many options for dining as a group or as several smaller groups. Outside you will also find two tables, each with seating for 4. ENTERTAINMENT OUTDOORS: Outside, we strive to provide the setting for fun family memories. Relax outside on the deck and enjoy your morning coffee or evening happy hour. The surrounding woods provide a wonderful playground for kids, and in the warmer months, there is even a playhouse for them to explore and enjoy. In the winter the yard transforms into a snowy wonderland, perfect for snowmens, snowball fights, and more. This home is also situated just off the Deer Trail which is a part of the larger AF trail system and meanders through open lands and greenbelts. Take the dogs for a long walk by just stepping out your door! These trails and greenbelts are perfect places to observe the abundant wildlife that lives in and around the area. Pop on your hiking boots or snow shoes and get to exploring! ENTERTAINMENT INDOORS: There is not much better after a day in the mountains than cozying up together to unwind. In the main living room, there is a SmartTV you can enjoy while the fireplace crackles or cards to be played at the dining room table. Head up to the upper loft and do some reading away from the others, or catch up on emails at the laptop-friendly desk. Lucky enough to have the main suite? Shut it all away and relax in bed with your favorite movie or show on your very own SmartTV. But don't forget the guest house! There you can play a rousing game of foosball or enjoy the living room's SmartTV, ready for your movies, shows, or even the big game. ENTRYWAY/LAUNDRY: Enter the house through the front door. Our smart locks allow you to let yourself in when you arrive without the hassle of keys. Inside the entry, you'll find a large closet for coats and rubber mats for boots. Both living spaces also offer laundry machines for your use, with detergent and dryer sheets provided. PARKING: Available for your use is a 3 car garage as well as a large driveway with ample space for parking several vehicles. HAVE A LARGER GROUP OR WANT A DIFFERENT PROPERTY? House Rules
RENTAL AGREEMENT - As a part of the booking process you are required to sign a rental agreement with Mountain Serenity Rentals. This will be sent to you via a link requesting further information to complete your booking. SECURITY DEPOSIT - As part of your booking, you agree to a $500 security deposit. We do this by putting a hold on your credit card for that amount 1 day before you arrive and it is released 3 days after you depart (if you use a debit card then that amount is withdrawn from your account). It is fully refundable if there is no damage and if you’ve adhered to all house rules. PETS - Some of our properties are pet-friendly as indicated in the property listing information. If you are staying at a pet-friendly property, you must still let us know prior to your stay. Please note, that all pet-friendly properties have a cap of two dogs unless you have prior written authorization from us. If you bring pets without permission or to a non-pet-friendly property, the penalty is $300 SMOKING – Smoking is not permitted at any of our properties. If we find evidence of smoking or vaping, the penalty is $300 TRASH – There is no trash pick-up service at the house. You are responsible for disposing of your trash at the local trash/recycling center. If you leave any trash behind, the penalty is $25 per bag left behind. OCCUPANCY – You agree not to exceed the occupancy limits included in the listing for this property at any time during your stay. If you exceed occupancy limits, the penalty is $500 EXCESSIVE CLEANING – With your booking, you paid a cleaning fee. Understand that this is for general cleaning of the property, washing linens/towels, and resetting the property for the next group. If you leave the property in need of excessive cleaning, the penalty is $200 MAIN CONTACT/MINIMUM AGE – The main contact for the reservation must be at least 25 years of age and is legally responsible for the compliance of all guests and occupants with all rules/policies associated with this property and all applicable laws pertaining to the use and occupancy of the short-term rental unit. At least one adult over the age of 25 must always be present at the property if any of your group is at the property. Failure to comply may result in the termination of your reservation and require you to vacate the property without a refund. NOISE & LIGHT POLLUTION – Guests agree to maintain reasonable noise levels and limit light pollution in accordance with Angel Fire Village and NM Dark Sky policies. According to Title 5, Chapter 28-3, Owners or Occupants may be cited or fined for Unreasonable Noise, and in accordance with Title 9, Chapter 7, Ordinance 9-7-8 all exterior lights must be extinguished by 11 pm. SEPTIC SYSTEM – Please only flush toilet paper down the toilets. If a plumber is required because anything other than toilet paper was flushed down the toilets, the penalty is $300
Cancellation Policy
One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 7 days prior to the arrival date of the reservation. For cancellations made within 7 days prior to the arrival date, no refund will be issued.
