Complete with a hot tub, multiple decks, two woodstoves, and two living rooms, this three-level home offers plenty of room to spread out. We manage just a handful of properties, allowing us to focus on comfort, cleanliness, and thoughtful details that make your stay memorable. From firewood and propane to detergents and kitchen basics, we provide the essentials so you can simply relax. Our team takes pride in attentive communication and quick responses, and we’re always happy to help with anything you need during your visit. ________________________________________ BEDROOMS & BATHROOMS TeeTop Cabin comfortably accommodates 10–12 guests: • Upper-Level Primary Suite: King bed, attached full bathroom, private balcony • Main Level Bedrooms: One King + one Queen bedroom, shared full bathroom • Lower-Level Bunk Room: King bed + two Twin beds, TV with Dish cable; jack-and-jill bathroom • Loft: Two-twin trundle and Roku TV for extra sleeping space • Three full bathrooms total, each stocked with linens, shampoo, body wash, and hair dryers ________________________________________ LIVING & ENTERTAINMENT With living rooms on both the main and lower levels, you can enjoy a wood-burning stove or stream your favorites on a Smart TV, no matter the floor. Downstairs, a second living area includes foosball and connects directly to the bunk room — perfect for kids and teens. The upper loft also offers a quiet place for relaxing, with a RokuTV. ________________________________________ KITCHEN & DINING The kitchen is fully equipped to make mealtime simple and enjoyable. Includes stainless steel appliances, cookware, and both drip and Keurig coffee makers. • Main table seating for 6 • Breakfast bar stools for 4 • Step onto the deck for grilling, lounging, and enjoying the views ________________________________________ OUTDOOR SPACES Sip coffee on the deck by the propane heater, or soak in the hot tub on the lower-level patio. Direct trail access allows easy exploration of the Angel Fire trail system, while in the winter, the yard becomes a prime location for snowball fights and sledding. ________________________________________ ENTRY, LAUNDRY & PARKING Keyless entry makes check-in a breeze. The house has laundry machines with detergent provided.   • Angel Fire Trail System - Just Steps from the House Hop on the Coyote trail just one house down and enjoy the miles of beautiful greenbelt trails for hiking, biking, and even snowshoeing. Check out the trail map here.

  • Angel Fire Resort - 2 Miles Ski Lift operational for winter skiing, snowboarding, and tubing and summer downhill mountain biking

  • Angel Fire Country Club - 2.5 Miles The club is open to the public with golf, basketball, tennis, pickleball, a playground for kids, a fitness center and pool, and restaurants for dining. 

  • Monte Verde Lake - 3.7 Miles Stocked lake great for fishing and boating in the summer. Boats and paddleboards are available for rental. Also a great hike around the lake!

House Rules

RENTAL AGREEMENT - As a part of the booking process you are required to sign a rental agreement with Mountain Serenity Rentals. This will be sent to you via a link requesting further information to complete your booking. SECURITY DEPOSIT - As part of your booking, you agree to a $500 security deposit. We do this by putting a hold on your credit card for that amount 1 day before you arrive and it is released 3 days after you depart (if you use a debit card then that amount is withdrawn from your account). It is fully refundable if there is no damage and if you’ve adhered to all house rules. PETS - Some of our properties are pet-friendly as indicated in the property listing information. If you are staying at a pet-friendly property, you must still let us know prior to your stay. Please note, that all pet-friendly properties have a cap of two dogs unless you have prior written authorization from us. If you bring pets without permission or to a non-pet-friendly property, the penalty is $300 SMOKING – Smoking is not permitted at any of our properties. If we find evidence of smoking or vaping, the penalty is $300 TRASH – There is no trash pick-up service at the house. You are responsible for disposing of your trash at the local trash/recycling center. If you leave any trash behind, the penalty is $25 per bag left behind. OCCUPANCY – You agree not to exceed the occupancy limits included in the listing for this property at any time during your stay. If you exceed occupancy limits, the penalty is $500 EXCESSIVE CLEANING – With your booking, you paid a cleaning fee. Understand that this is for general cleaning of the property, washing linens/towels, and resetting the property for the next group. If you leave the property in need of excessive cleaning, the penalty is $200 MAIN CONTACT/MINIMUM AGE – The main contact for the reservation must be at least 25 years of age and is legally responsible for the compliance of all guests and occupants with all rules/policies associated with this property and all applicable laws pertaining to the use and occupancy of the short-term rental unit. At least one adult over the age of 25 must always be present at the property if any of your group is at the property. Failure to comply may result in the termination of your reservation and require you to vacate the property without a refund. NOISE & LIGHT POLLUTION – Guests agree to maintain reasonable noise levels and limit light pollution in accordance with Angel Fire Village and NM Dark Sky policies. According to Title 5, Chapter 28-3, Owners or Occupants may be cited or fined for Unreasonable Noise, and in accordance with Title 9, Chapter 7, Ordinance 9-7-8 all exterior lights must be extinguished by 11 pm. SEPTIC SYSTEM – Please only flush toilet paper down the toilets. If a plumber is required because anything other than toilet paper was flushed down the toilets, the penalty is $300

Cancellation Policy

One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 7 days prior to the arrival date of the reservation. For cancellations made within 7 days prior to the arrival date, no refund will be issued.
