We manage just a handful of properties, allowing us to focus on comfort, cleanliness, and service — providing essentials like firewood, propane, detergent, and kitchen basics so you can simply relax and enjoy your stay. Main Floor: •King bedroom with TV •Queen bedroom with TV •Full shared bathroom Upstairs: •Loft with bunk bed and queen pull-out sofa •Full shared bathroom •King suite with TV + small desk area All bedrooms and bathrooms are fully stocked with pillows, linens, blankets, towels, shampoo/body wash, hand soap, hair dryers, and generous basics. Extra bedding for loft sleepers is stored in the upstairs hall closet. ________________________________________ LIVING & ENTERTAINMENT After a full day outdoors, this home welcomes you in with plenty of places to relax. Settle in by the wood-burning fireplace, gather around the dining table for games or puzzles, or head up to the loft where kids and adults alike can enjoy the Pac-Man console (plus 13 more classic games). With Roku TVs in every bedroom and the living areas, everyone can unwind their own way. ________________________________________ KITCHEN & DINING The kitchen is fully equipped so families can cook, gather, and share meals with ease. You’ll find a complete set of appliances, pots and pans, cooking utensils, baking dishes, and plenty of basics like paper towels, dish soap, and dishwasher pods. The indoor dining table seats six, and a second dining table on the back deck offers a great option for warm-weather meals outdoors. ________________________________________ OUTDOOR SPACES Step outside and enjoy everything this mountain property offers: a hot tub for soaking after a day on the slopes, a fire pit for roasting s’mores, seating areas to relax with coffee or happy hour, and a large wooded lot where kids can explore. The back deck is perfect for grilling, dining, or simply unwinding. You're also just a 10-minute walk from the Angel Fire trail system—great for evening strolls, snowshoeing, or hikes. ________________________________________ ENTRY, LAUNDRY & PARKING The flat, straight driveway makes winter access much easier than most mountain homes. While the garage is not available for guest use, there is ample parking along the drive. A laundry area with detergent and dryer sheets is provided for your use, along with mats near the entryway for snowy or muddy boots. ________________________________________ SECURITY For your safety and ours, exterior Ring cameras monitor the front door and area outside the garage. ________________________________________ NEED MORE SPACE? House Rules
RENTAL AGREEMENT - As a part of the booking process you are required to sign a rental agreement with Mountain Serenity Rentals. This will be sent to you via a link requesting further information to complete your booking. SECURITY DEPOSIT - As part of your booking, you agree to a $500 security deposit. We do this by putting a hold on your credit card for that amount 1 day before you arrive and it is released 3 days after you depart (if you use a debit card then that amount is withdrawn from your account). It is fully refundable if there is no damage and if you’ve adhered to all house rules. PETS - Some of our properties are pet-friendly as indicated in the property listing information. If you are staying at a pet-friendly property, you must still let us know prior to your stay. Please note, that all pet-friendly properties have a cap of two dogs unless you have prior written authorization from us. If you bring pets without permission or to a non-pet-friendly property, the penalty is $300 SMOKING – Smoking is not permitted at any of our properties. If we find evidence of smoking or vaping, the penalty is $300 TRASH – There is no trash pick-up service at the house. You are responsible for disposing of your trash at the local trash/recycling center. If you leave any trash behind, the penalty is $25 per bag left behind. OCCUPANCY – You agree not to exceed the occupancy limits included in the listing for this property at any time during your stay. If you exceed occupancy limits, the penalty is $500 EXCESSIVE CLEANING – With your booking, you paid a cleaning fee. Understand that this is for general cleaning of the property, washing linens/towels, and resetting the property for the next group. If you leave the property in need of excessive cleaning, the penalty is $200 MAIN CONTACT/MINIMUM AGE – The main contact for the reservation must be at least 25 years of age and is legally responsible for the compliance of all guests and occupants with all rules/policies associated with this property and all applicable laws pertaining to the use and occupancy of the short-term rental unit. At least one adult over the age of 25 must always be present at the property if any of your group is at the property. Failure to comply may result in the termination of your reservation and require you to vacate the property without a refund. NOISE & LIGHT POLLUTION – Guests agree to maintain reasonable noise levels and limit light pollution in accordance with Angel Fire Village and NM Dark Sky policies. According to Title 5, Chapter 28-3, Owners or Occupants may be cited or fined for Unreasonable Noise, and in accordance with Title 9, Chapter 7, Ordinance 9-7-8 all exterior lights must be extinguished by 11 pm. SEPTIC SYSTEM – Please only flush toilet paper down the toilets. If a plumber is required because anything other than toilet paper was flushed down the toilets, the penalty is $300
Cancellation Policy
One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 7 days prior to the arrival date of the reservation. For cancellations made within 7 days prior to the arrival date, no refund will be issued.
